20 Years of Kitchen Renovations in Nottingham - What We've Learned

Twenty years and more than 800 kitchens gives you a fair idea of what actually goes wrong on a Nottingham job - sloping Victorian floors, asbestos hiding under old vinyl, hinges that give up after a couple of winters. This page pulls together what those projects have taught us, property by property and mistake by mistake, so you know roughly what to expect before we ever measure your kitchen. If you'd rather talk it through directly, get in touch with Nottingham Kitchen Fitter for a free, no-obligation survey.
What a Nottingham Kitchen Fitter Project Actually Includes
- Free home visit and full building survey (walls, floors, ceilings, damp, existing electrics) before any quote is given
- Design using CAD and interactive floor-planning software, so you see a photo-realistic version of the kitchen before committing to anything
- Supply of units, worktops and appliances, fitted by our own carpentry, plumbing, electrical and gas teams
- Coordination of every trade a kitchen needs - joiners, plumbers, electricians, gas engineers, plasterers, tilers and decorators - so you make one phone call, not ten
- Small structural changes where a kitchen genuinely needs them, such as extending into a dining room or a modest rear addition, as we did for a 1930s semi in West Bridgford
- A written, itemised quotation and a formal sign-off with installation warranty once the job is finished
Not Included / Costed Separately
- Asbestos removal, if survey testing finds it - this is confirmed and costed separately once results are back, as happened on a 1960s Mapperley kitchen where testing added roughly £800
- Fixing the underlying cause of damp or a leak that predates the kitchen - we'll flag it if we find it, but resolving the leak itself isn't always part of the kitchen contract
- Full house extensions or planning applications - our extension work has been limited to small additions serving the kitchen directly, not full building projects
- Sourcing appliances outside the range we supply, if you'd rather buy your own oven or hob - fitting can usually still be arranged, worth raising at the design stage
How a Renovation Runs From First Call to Sign-Off
- Free consultation -- A home visit to talk through what you want from the space and get a proper feel for the property, with no obligation.
- Building survey -- We check walls, floors, ceilings, existing wiring and signs of damp before quoting, not after - the lesson a sloping Carlton floor taught us in 2012.
- Design and written quotation -- A CAD floor plan you can see before agreeing to anything, followed by a written quotation that spells out exactly what's included.
- Coordinated installation -- Our own carpentry, plumbing, electrical and gas teams work to the plan, with regular updates on progress and any noisy or water-off days.
- Completion and sign-off -- A formal handover with your written installation warranty, covering labour, installation and products.
What a Renovation Costs, and Where the Money Goes
Kitchens with us start from around £5,000, with flexible finance available through an FCA-regulated partner, subject to status. Where the final figure lands depends on the property - a straight swap in a new-build with sound wiring costs less than a Victorian terrace needing rewiring, replastering, or the roughly £800 of asbestos removal we've had to add to more than one older job once testing confirmed it was there. We've also learnt the cheapest quote isn't always cheapest in the end - a family in Arnold took a quote £2,000 below ours, then paid to have problems put right six months later. A proper figure for your kitchen needs a site visit, which is why we survey before we quote rather than after.
What Twenty Years on Nottingham Sites Has Changed About How We Quote
| What matters | A quick-quote fitter | Nottingham Kitchen Fitter |
|---|---|---|
| Pre-quote survey | Often skipped - floor slopes, damp and old wiring turn up mid-job | Full survey of walls, floors, damp and electrics before any figure is given |
| Worktop advice | Same material recommended regardless of local water | Quartz recommended as standard where Nottingham's hard water marks limestone and unsealed granite |
| Door and drawer hardware | Budget hinges that loosen within a year or two | German Blum hinges as standard - installations from 2016 are still closing properly |
| Handling nasty surprises | Asbestos, damp or wiring problems add unplanned cost once work has started | Issues are flagged at survey stage and any extra cost is agreed before work begins |
| Guarantee | Varies, often installation only | 5-year guarantee on labour and installation, 2-year on products, with formal sign-off |
Family-Run, Trade-Qualified, and Still Doing the Fitting Ourselves
You deal with the same people on site as the ones who design the kitchen, not a call centre passing your job between subcontractors. Carpentry and cabinet making is done by City & Guilds trained craftsmen, plumbing by NVQ Level 2 and City & Guilds qualified engineers, electrics by Part P approved installers, and gas work by Gas Safe registered engineers - the same team members job after job, like our electrician who's worked with us since 2014, rather than whoever happens to be free that week. Every job ends with a written installation warranty rather than a verbal promise, backed by a 5-year guarantee on labour and installation and a 2-year guarantee on products.
Where We Work Across Nottingham and the East Midlands
Most of our work is in Nottingham itself - the Victorian terraces around The Park and Nottingham Castle, 1930s semis in West Bridgford, apartments near the Victoria Centre, and family homes in Arnold, Carlton, Sherwood, Mapperley and Wollaton, alongside villages like Ruddington. Beyond the city we cover Nottinghamshire and Derbyshire out to roughly a 15-20 mile radius, including Derby, Beeston, Mansfield, Kirkby-in-Ashfield, Stapleford, Long Eaton, Alfreton and Heanor, extending toward Chesterfield. Property type varies a lot across that patch, from the sloping floors and low ceilings of a Ruddington cottage to the straight walls but minimum-spec wiring of a new-build in Arnold, so a fair amount of what we bring to a job is already knowing what to expect from the area before we start.
Questions We Get Asked About Our Experience and How We Work
Do you check for asbestos and damp before starting work?
Yes. Any property built before 1980 can have asbestos somewhere, so if there's any doubt we recommend testing before ripping anything out - on one 1960s Mapperley job that added around £800 for proper removal once it was confirmed. We also check for damp and old leaks at survey stage rather than fitting a kitchen over the top of a problem, which is what caused a Sherwood customer's musty smells to persist under a previous fitter's work.
Why do you recommend quartz worktops instead of granite or limestone?
Nottingham's water is hard, and limestone in particular shows every watermark while unsealed granite can stain over time. Quartz doesn't need sealing and holds up well against it - a white quartz worktop we fitted in Beeston back in 2019 still looks close to new.
How long does a kitchen renovation actually take?
It depends on the property. A straightforward new-build swap is quicker than an older house, and older properties can throw up surprises - a cottage renovation in Ruddington that should have taken three weeks ran to six once we found the back wall was being held up by little more than ivy. We'd rather give you an honest range after the survey than a number that slips once we're on site.
Can you work with sloping floors, low ceilings or other period quirks?
Yes, and it's a large part of what we do in areas like The Park and Ruddington. We measure older properties at least twice and design around features like chimney breasts rather than trying to hide them, which is usually what makes a period kitchen feel right for the house.
What's included in your written quote, and could there be extra costs later?
The quote sets out exactly what's covered, agreed before work starts. The exceptions are things we can't know about until we open the property up or get test results back, such as asbestos or a wiring upgrade a new-build's original electrics can't support - we'll always confirm and cost those with you before doing the work, not after.
Do you offer finance, and what does a kitchen cost to start?
Kitchens with us start from around £5,000, and we offer finance through an FCA-regulated partner, subject to status. The final figure depends on the property and the scope of work, which is why quotes are based on a site survey rather than a phone estimate.
Do you use your own tradespeople or bring in subcontractors for each job?
We work with the same core team rather than whoever's free that week - our electrician has been with us since 2014, for example. Carpentry is done by City & Guilds trained craftsmen, plumbing by NVQ Level 2 and City & Guilds qualified engineers, electrics by Part P approved installers, and gas work by Gas Safe registered engineers.
What guarantee do you provide on a finished kitchen?
A 5-year guarantee on labour and installation and a 2-year guarantee on products, with a formal sign-off and written warranty once the job's complete.
