Kitchen Wall Removal Services

Thinking about getting rid of that annoying wall that's making your kitchen feel like a cupboard? Wall removal is our most popular structural job.

We can take out:

  • Interior walls between kitchens and dining rooms
  • Walls between kitchens and hallways
  • Partial walls to create breakfast bars
  • External walls for extensions (with proper permissions)

Before we start swinging hammers, we figure out if your wall is holding anything up. About 60% of the walls we look at in Nottingham homes are load-bearing, which means we need to put in a proper support beam to carry the weight above.

For non-load bearing walls, the job's a bit simpler and cheaper. But we still take care to minimise mess and do things properly.

Load Bearing Wall Removal

Load bearing walls need special care. These walls are literally holding your house up! But that doesn't mean you can't remove them - you just need to do it right.

Our process for load bearing wall removal:

  1. We check if the wall is actually load bearing (sometimes estate agents or previous owners get this wrong)
  2. If it is, we get structural calculations done to work out what size and type of beam needs to replace it
  3. We install temporary supports to hold everything up while we work
  4. Then we carefully remove the wall and install the new steel or timber beam
  5. Once everything's secure, we plaster and finish so you'd never know there was a massive steel beam there

Kitchen Beam Installation

Putting in a support beam might sound simple, but there's a lot to it. We've installed hundreds of beams in Nottingham kitchens, including:

  • Steel RSJs for major structural support
  • Glulam beams for visible features
  • LVL beams where headroom is tight
  • Traditional timber beams for period properties

The beam has to be the right size and strength, installed at the right height, with proper support at both ends. Get this wrong and you'll have serious problems.

For planning permission (usually only needed for extensions or changes to listed buildings), we can:

How Long Does Kitchen Structural Work Take?

People always ask how long their kitchen will be a building site. It depends on the job, but here's a rough guide:

  • Simple non-load bearing wall removal: 1-2 days
  • Load bearing wall removal with beam installation: 3-5 days
  • Creating new doorways or archways: 1-2 days
  • Major structural work for extensions: 2-3 weeks

The good news is that structural work is usually the first part of a kitchen renovation, so even though your kitchen might be out of action for a few weeks in total, the dusty, noisy demolition bit is over pretty quick.

Common Questions About Kitchen Structural Work

How do I know if my kitchen wall is load-bearing?

There are a few clues. Walls that run parallel to the floor joists above are usually not load-bearing. Walls that run at right angles to joists typically are. External walls are always load-bearing. But the only way to be 100% sure is to get a professional to check. We can tell you during our initial visit.

How much does it cost to remove a kitchen wall?

Prices vary a lot depending on the wall. A simple stud partition wall might cost £500-£800 to remove. A load-bearing wall needing a steel beam could be £2,500-£4,000. External walls for extensions start around £5,000.

Can I stay in my house during structural work?

Yes, most people do. The messy, noisy part usually only lasts a few days. We try to contain dust and debris, and we always clean up at the end of each day.

Do I need planning permission to remove a wall?

Usually not for internal walls, unless your home is listed. However, you will need building regulations approval for removal of load-bearing walls. External walls for extensions usually need planning permission.

Will removing walls devalue my house?

Rarely. Most buyers now prefer open-plan living spaces, particularly for kitchen-dining areas. The only time it might be an issue is if you're reducing the number of bedrooms.

What about pipes and cables in the walls?

Part of our pre-work survey is identifying services in walls. We can relocate pipes and cables as needed. Sometimes this adds to the cost, but it's better than cutting through your water main!
