What's Included In Your Open-Plan Kitchen-Diner Project

  • Home consultation, measurement and CAD/interactive floor-planning visuals of the new open-plan layout
  • Removal of the dividing wall, including a structural steel beam (RSJ) where it's load-bearing, coordinated by our own building team
  • Made-to-measure cabinetry and kitchen island, built and fitted by City & Guilds trained joiners
  • Worktop templating, cutting and fitting in granite, marble, quartz or laminate
  • Sink, tap and appliance plumbing by NVQ Level 2 and City & Guilds certified plumbers
  • Rewiring, socket relocation and lighting circuits by Part P approved electricians, fully certified
  • Gas hob or range cooker installation and commissioning by Gas Safe registered engineers
  • Plastering and making good of the wall, ceiling and floor junctions once the old wall is out
  • Continuous flooring laid across the combined kitchen-diner space
  • Site clearance under our registered waste carrier licence, plus a written installation warranty on completion

Not Included / Costed Separately

  • Structural engineer's calculations and Building Control sign-off for the wall removal - arranged on your behalf but charged as a separate item, priced on the span involved
  • Planning permission, where a property in a conservation area or a flat requires it
  • New appliances themselves, unless supplied as part of an agreed package - we're just as happy fitting appliances you've bought elsewhere
  • A consumer unit upgrade, if your existing fuse board can't safely take the extra kitchen circuits
  • Subfloor repair, joist replacement or damp-proofing uncovered once the old wall and flooring are opened up - not uncommon in older Nottingham terraces, and quoted as soon as it's found
  • Redecoration outside the kitchen-diner itself, such as an adjoining hallway or stairwell

How An In-House Design-And-Build Team Compares

What matters Nottingham Kitchen Fitter Big-box/flat-pack retailer General builder, no in-house design
Structural wall removal & steel beam Handled in-house by our own building team, coordinated with the kitchen fit Not offered - you'd need to arrange it yourself, separately Can knock through, but rarely designs the kitchen around it
Design visualisation before work starts CAD and interactive floor-planning software shows the finished open-plan space Basic in-store 2D planner, no site-specific structural view Usually none - the layout is left to you to work out
Trades on site Our own joiners, plumbers, Part P electricians and Gas Safe engineers - one team, one point of contact Fitting is subcontracted out, trades vary job to job General labourers, specialist trades brought in ad hoc
Guarantee 5 years on labour and installation, 2 years on products Product warranty only - installation isn't covered if self-fit or third-party fitted Varies, often verbal only
Who you actually deal with The same people designing and fitting your kitchen, throughout Sales staff, then a separate fitting subcontractor The builder, but not whoever designed the kitchen

One Accredited Team Handling Every Trade On Your Knock-Through

An open-plan kitchen-diner touches more trades than almost any other kitchen project - a wall comes down, a steel beam usually goes in, then joinery, plumbing, electrics, gas and plastering all have to line up before the space is handed back to you. We're a family-run business, trading for over 20 years across Nottingham and the wider East Midlands, and we've completed 800+ kitchens for local homeowners, including tricky Victorian terraces in the Lace Market and modern apartments near the city centre, so opening up an older property's layout without disturbing its character is familiar territory rather than a first attempt.

Every trade on your project is qualified for that specific job: carpentry and cabinet making by City & Guilds trained craftsmen, plumbing by NVQ Level 2 and City & Guilds professionals, electrical infrastructure by Part P approved installers, gas hob and range installation by Gas Safe registered engineers, and plastering backed by four decades of site experience. We're also members of the Construction Industry Training Board and the Federation of Small Businesses. You'll see the finished layout in CAD before work starts, get a written agreement with no hidden fees, and receive a formal sign-off with a written warranty when the job's done - a 5-year guarantee on labour and installation, 2 years on products. As a family business rather than a national chain, the person who designs your kitchen is the person who answers the phone when you've got a question about it.

Serving Nottingham And The Surrounding East Midlands

Our workshop covers Nottingham and Nottinghamshire, including West Bridgford, Wollaton, Beeston, Arnold, Sneinton, Mansfield, Kirkby-in-Ashfield and Stapleford, plus Derby and Derbyshire towns such as Long Eaton, Alfreton and Heanor, roughly a 15-20 mile radius that stretches out to Chesterfield and the Derbyshire border. In the Lace Market and Creative Quarter, open-plan knock-throughs often work with the exposed brick already in these old warehouse conversions, paired with matte-black hardware rather than covering it up. Around Wollaton and the NG8 postcodes, near Wollaton Hall and its deer park, we more often see classic-meets-contemporary layouts that suit the area's period housing stock. Where a property sits within Nottingham's conservation areas near the Castle and the sandstone caves beneath the city, older floors and foundations can be uneven once a dividing wall comes out - exactly the kind of thing our site visit is there to catch before your quote is finalised, not after work has started.
